What is septic documentation and why do I need it?
Septic documentation refers to any official records related to your septic system — including inspection reports, pump-out manifests, ATU service logs, permits, and system sketches. You may need it for a home sale, a mortgage or refinance, county compliance, or simply to maintain a service history. Without documentation, you have no way to verify the condition or history of your system, which creates risk for you and anyone who buys your property.
How do I know if my septic documentation is up to date?
Florida counties have different requirements. In general, if you have an ATU (aerobic treatment unit), you’re required to maintain a service contract and submit periodic reports to the Florida Department of Health. Standard septic systems don’t require routine reporting, but if you’ve received a county notice or your system hasn’t been serviced recently, it’s worth having a licensed contractor review your records. An ATU (aerobic treatment unit) is an advanced septic system that treats wastewater more thoroughly than a conventional system. Florida requires ATU owners to maintain an active service contract with a licensed contractor and submit quarterly or semi-annual service reports to the local health department.
