Sewer Line Cleaning With Clear Answers Before Work Begins

Over time, sewer lines accumulate grease, scale, tree roots, and debris that restrict flow and set the stage for costly backups. Left unaddressed, partial blockages become complete clogs — and a backed-up sewer line can mean raw sewage in your home or facility, health hazards, and expensive emergency repairs. Routine sewer line cleaning is one of the most effective ways to protect your property and prevent those disasters before they start.

Lapin Services has been clearing sewer lines across Central Florida since 1958. Our licensed technicians use high-pressure hydro-jetting to blast through the toughest buildup — grease columns, mineral scale, and root intrusion — as well as mechanical augering for targeted blockages. Every cleaning job begins with a camera inspection so we know exactly what we're dealing with and can confirm the line is fully clear when we're done. Whether you're a homeowner on a maintenance schedule, a restaurant managing grease trap compliance, or a municipality keeping trunk lines flowing, Lapin has the equipment and the experience to handle it right.

Problems We Solve

Common Sewer Line Cleaning Problems We Fix

You do not have to diagnose the problem yourself. These are common issues we help confirm, explain, and repair.

Grease and Fat Buildup

Fats, oils, and grease (FOG) from kitchens and food service operations stick to pipe walls and accumulate over time, narrowing the line until flow stops entirely. Hydro-jetting cuts through even hardened grease columns and fully restores pipe diameter.

Tree Root Intrusion

Tree and shrub roots seek out moisture and can infiltrate sewer lines through even hairline cracks, growing dense masses that trap debris and eventually cause complete blockages. Mechanical cutting and hydro-jetting remove root intrusions and restore flow before the pipe sustains further damage.

Mineral Scale and Calcium Deposits

Hard water conditions common in Central Florida cause calcium and mineral deposits to build up on pipe interiors over time, progressively reducing pipe capacity. High-pressure jetting breaks up and flushes out scale that standard snaking cannot remove.

Sediment and Debris Accumulation

Sand, silt, food particles, and other debris settle in low-flow zones and at bends, creating partial blockages that worsen with every use. Hydro-jetting fully evacuates accumulated solids and restores proper flow velocity throughout the line.

Recurring Slow Drains and Backups

Repeated slow drains or backup events are a sign of progressive buildup or a structural problem developing in the line — not a one-time clog. A camera inspection combined with professional cleaning identifies the root cause and stops the cycle.

When to Call

Signs Your Sewer Line Needs Professional Attention

If you notice any of these signs, call Lapin. We will find the cause and explain what needs to happen next.

Slow Drains Throughout the Property

When multiple fixtures drain slowly at the same time, the problem is almost always in the main sewer line, not individual drains. This is a clear signal that the line needs inspection and cleaning before a full backup occurs.

Gurgling Sounds After Flushing or Draining

Gurgling noises from toilets, sinks, or floor drains after water is used elsewhere in the building indicate air trapped by a partial blockage. This warning sign often appears weeks before a complete backup — don't wait to address it.

Sewage Odors Inside or Outside

Persistent sewer gas smells inside your home or business — or near cleanout access points outside — indicate a blockage trapping waste and releasing gases back through fixtures. Professional cleaning eliminates the source of the odor.

Sewage Backup at Floor Drains

Raw sewage backing up through floor drains or the lowest fixtures in a building is a sign of a serious blockage downstream in the main line. This requires immediate professional attention to prevent contamination and property damage.

It's Been More Than a Year Since the Last Cleaning

Even without visible symptoms, sewer lines in active homes and commercial properties accumulate buildup over time. Annual or biannual cleaning is the most cost-effective way to prevent emergencies and extend the life of your sewer system.

FAQs

Sewer Line Cleaning FAQs

What is hydro-jetting and how does it work?

Hydro-jetting uses a high-pressure water stream — typically 2,000 to 4,000 PSI — fed through a specialized nozzle inserted into the sewer line. The pressurized water cuts through grease, scale, root masses, and debris and flushes all of it downstream and out of the system. It’s far more thorough than mechanical snaking, which punches a hole through a clog but leaves buildup on the pipe walls.

How is hydro-jetting different from snaking a drain?

A snake (auger) is a rotating cable that bores through a blockage — it’s effective for breaking up isolated clogs like paper or solid obstructions, but it doesn’t clean the pipe walls. Hydro-jetting cleans the entire interior of the pipe, removing buildup that a snake leaves behind. For recurring backups, grease buildup, or preventive maintenance, hydro-jetting delivers far better results and longer-lasting flow.

How often should sewer lines be cleaned?

For most residential properties, a sewer line cleaning every 18 to 24 months is a sound preventive measure. Homes with mature trees nearby, older clay or cast iron pipes, or a history of backups may benefit from annual cleaning. Commercial properties — especially restaurants and food service facilities — typically need cleaning every 3 to 6 months depending on usage volume. We can recommend a schedule based on your property’s specific conditions after the initial inspection.

Can sewer line cleaning damage my pipes?

When performed by experienced technicians, professional sewer line cleaning is safe for sound pipes. That’s why we always start with a camera inspection — it lets us assess pipe condition and select the appropriate pressure and method before we begin. We would never hydro-jet a line with significant structural deterioration that could be further compromised by the pressure. If we identify any concerns during inspection, we’ll discuss repair options with you before proceeding.

Do you clean sewer lines for commercial and municipal properties?

Yes. Lapin Services cleans sewer lines for residential homeowners, commercial property owners and managers, restaurants, municipalities, and industrial facilities throughout Central Florida. We have the equipment and licensing to handle large-diameter lines, high-volume grease applications, and municipal maintenance contracts. License CUC1223686.

What causes sewer lines to keep backing up after being cleaned?

Recurring backups after cleaning usually point to one of three underlying issues: root intrusion that will regrow if the source isn’t addressed, a structural defect in the pipe (crack, offset joint, or bellied section) that traps debris, or a property that simply needs more frequent maintenance given its usage and plumbing conditions. A post-cleaning camera inspection helps identify which situation applies — and we’ll walk you through the options to permanently resolve it.

Is sewer line cleaning covered by homeowner's insurance?

Standard homeowner’s insurance policies typically do not cover routine sewer line cleaning, as it’s considered maintenance. However, if a backup causes damage to your home — such as sewage flooding — the resulting property damage may be covered depending on your policy and the cause of the backup. Some policies include optional sewer backup riders. We recommend reviewing your policy with your insurance provider. We can provide detailed documentation of the service for your records or any insurance purpose.

How do I know the cleaning actually worked?

Every sewer line cleaning job at Lapin ends with a post-cleaning camera inspection. You’ll see exactly what the line looks like after cleaning — fully open, clean pipe walls, confirmed flow path — and we’ll provide documentation of both the before and after condition. There’s no guessing and no taking our word for it; the camera shows the result.
