Sewer Line Locating With Clear Answers Before Work Begins

Digging without knowing where your sewer line is can turn a straightforward project into a costly emergency. A single misplaced shovel can rupture a lateral line, trigger sewage backups, and result in expensive repairs, project delays, and potential code violations. Whether you're a homeowner planning a landscaping project, a contractor breaking ground on new construction, or a property manager scheduling utility work, accurate sewer line locating is the essential first step.

Lapin Services provides professional sewer line locating throughout Orlando and Central Florida using electronic locating equipment that traces the exact path and depth of your lateral or main sewer line. Our licensed technicians mark the line at the surface so your crew can excavate safely and confidently. With 65+ years of underground utility experience and license CUC1223686, we're the team Central Florida trusts to get it right before the first shovel hits the ground.

Problems We Solve

Common Sewer Line Locating Problems We Fix

You do not have to diagnose the problem yourself. These are common issues we help confirm, explain, and repair.

Unknown Line Depth Causes Excavation Damage

Sewer laterals and mains can run anywhere from 18 inches to several feet below grade depending on the property and installation era. Without knowing the depth, excavation crews risk striking the line — causing ruptures that require immediate repair and halt project progress.

No As-Built Records on File

Many Central Florida properties — especially homes built before the 1980s — have no reliable as-built drawings showing sewer routing. Homeowners and contractors often discover this only after work has already started, leaving them to guess where lines run.

Sewer Lines That Don't Follow Expected Paths

Sewer laterals are not always straight. Lines installed over decades may jog around obstacles, change direction due to additions, or follow non-standard routes that don't match the original plans. Electronic locating confirms the actual path — not the assumed one.

Utility Conflicts During New Construction

On commercial sites and new residential builds, conflicts between sewer laterals and other underground utilities — gas, electric, water — are common. Knowing the precise route and depth of your sewer line helps engineers and contractors plan around it without costly redesigns mid-project.

Pre-Sale or Pre-Renovation Uncertainty

Buyers, sellers, and renovation contractors need to know where the sewer line runs before committing to a purchase or a scope of work. Undocumented line locations can create surprise costs and negotiation issues that derail deals or project budgets.

When to Call

Signs Your Sewer Line Needs Professional Attention

If you notice any of these signs, call Lapin. We will find the cause and explain what needs to happen next.

You're Planning to Dig, Trench, or Excavate

Any excavation project — landscaping, pool installation, foundation work, fence posts, or utility installation — near the area between your structure and the street requires sewer line confirmation first. It's always cheaper to locate before you dig than to repair after you hit.

You Have No Records of Your Sewer Line Route

If you've searched for as-built drawings and come up empty, or if the records you have are decades old and unreliable, electronic locating gives you current, confirmed data on where your line actually runs today.

You're a Contractor Starting a New Project

General contractors, civil contractors, and site crews operating in Central Florida should verify sewer lateral locations at every project site before breaking ground. A quick locating service protects your timeline, your crew, and your liability.

You're Managing a Multi-Unit or Commercial Property

Property managers overseeing apartment communities, retail centers, or office parks often have multiple laterals running at different depths and angles. Locating each line before any ground disturbance prevents expensive surprises and protects your tenants and owners.

You're Preparing for a Real Estate Transaction

Buyers completing due diligence and sellers preparing for inspection should document sewer line location as part of a thorough property assessment. Knowing where the line runs — and confirming its condition — reduces risk on both sides of the transaction.

FAQs

Sewer Line Locating FAQs

What is sewer line locating and how does it work?

Sewer line locating is the process of tracing the underground path of a sewer lateral or main line using electronic equipment. A technician inserts a transmitter into the line through an access point such as a cleanout — or uses a sonde pushed through the pipe — and a surface receiver picks up the signal to trace the line’s exact route and depth. The result is an accurate surface map of where the pipe runs underground, marked clearly so excavation crews can work safely around it.

Why do I need to locate my sewer line before digging?

Striking an underground sewer line during excavation causes raw sewage backups, structural damage, and costly emergency repairs — often stopping a project entirely until the line is fixed. In Florida, damaging an underground utility line can also create legal and liability exposure. Locating first is faster and far less expensive than repairing a ruptured line after the fact.

Doesn't 811 (Call Before You Dig) cover sewer lines?

Florida’s 811 service marks publicly owned underground utilities — primarily water mains, gas lines, electric, and telecom. It does not mark private sewer laterals, which run from your structure to the public main. Since the lateral is on private property, it is the property owner’s responsibility to locate it. Lapin Services locates private sewer laterals that 811 will not mark.

How deep is a typical sewer lateral in Central Florida?

Sewer laterals in Central Florida typically run between 18 inches and 4 feet deep, though depth varies based on the property’s grade, the age of the installation, and how far the line travels to reach the public main. Older homes may have shallower lines. Our locating service measures depth at key points along the run so your crew knows what to expect before breaking ground.

Can you locate a sewer line if there's no cleanout?

In many cases, yes. Our technicians can access the line through a roof stack, a toilet flange, or other entry points to introduce a locating signal. If your property has no cleanout, we can often work with what’s available — and we can also install a cleanout as a separate service to make future access easier.

Do you mark the line at the surface?

Yes. After tracing the line, we mark its path at the surface using paint or flags so your crew has a clear visual guide for the entire route. We also document depth readings at key points so excavators know how close they are to the pipe as they dig.

How long does sewer line locating take?

Most residential sewer lateral locating jobs are completed within one to two hours. Commercial properties with multiple laterals or longer runs may take longer. We’ll give you a time estimate when you schedule based on your property type and the scope of work needed.

Do you serve areas outside of Orlando?

Yes. Lapin Services serves all of Central Florida, including Orange, Osceola, Seminole, Lake, Polk, and surrounding counties. Whether you’re in Orlando, Kissimmee, Sanford, Clermont, or anywhere in between, our licensed technicians are available to locate your sewer line and get your project moving safely.
